Marketplace policy.

Every listing goes through a verification process for quality and authenticity before it's published. What we check depends on the category.

Retreats: hosts must have at least 3 years of experience in their field of practice, a social presence with photos and testimonials showing positive customer experiences, and a confirmed booking contract with the retreat venue.

Stays (resorts, boutique hotels, studios, co-livings, holiday homes): we verify that the property exists, that you own or operate it, and that your photos and description accurately represent it.

Jobs: we verify that the employer is a real business and the role is genuine; postings must state the role, location, and compensation honestly.

Businesses for sale: nothing publishes until we've confirmed you're connected to what you're listing, see the businesses for sale section.

Your first listing goes through a more stringent verification which may take a few days, and we may contact you for more information or a video call. Subsequent listings are usually approved within 48 hours, and you'll receive a notification once your listing is live.

Listings publish once approved and paid for. Travel buddy posts skip both steps: they are free and go live without a fee.

We retain the authority to adjust or withdraw listings on our marketplace as we see fit. Any alterations aim to enhance visibility, appeal and ranking, and may involve changes to titles, grammar, punctuation, layout, images and text. Failure to adhere to these guidelines could lead to a ban from our marketplace for hosts and listers. Read the full Terms of Service agreement.

Listing on Omtrips costs $2.99, one-time, for every listing type: retreats, stays, studios, wellness businesses for sale, and job posts. A listing stays live for one year, and renews only if you choose to pay again. Travel buddy posts are free, always. Unlimited membership is $9.99 and covers every listing you publish for one year, renewing only if you choose to pay again. Nothing is a subscription and we never charge you automatically. When we offer a Founding Membership, it is a single payment that covers your listings for as long as Omtrips operates the marketplace, with no renewal ever required. Refunds: you can request a full refund of any listing or membership fee within 14 days of being charged, for any reason. Just email namaste@omtrips.com from your account address. After 14 days these fees are non-refundable, except where your local consumer law says otherwise, and except that if we decline your listing at review, the payment hold is released and you are never charged, or if you are charged twice for the same listing or membership, we refund the duplicate charge. Refunding a listing unpublishes it. We don't refund where a listing or account has been removed for breaking our rules.

Commission is optional and depends on one choice: whether you take deposits through us. Turn deposits on and travelers pay their deposit on Omtrips, we secure the booking, and we keep 5% of the confirmed booking price plus card and bank fees, deducted from the deposit before we pay you the rest. The deposit must be at least 10% of the total price. You collect the balance directly from your guest. Leave deposits off and travelers book and pay you directly, with no commission at all. Either way your listing fee stays the same.

If a booking is cancelled and the deposit refunded, no commission is kept: we only ever charge commission on bookings that go ahead. Stays, jobs, travel buddy posts and business-sale listings are not bookable through Omtrips and never carry commission.

Getting paid: if you take deposits through us, your payout is released on the first Monday after your retreat's start date, sent by PayPal, Wise, Venmo or bank transfer, whichever you selected in your account. We deduct our 5% commission and any card or bank fees before sending the rest. If you don't take deposits through us, there's nothing to pay out: your guests pay you directly.

You may not list the same retreat elsewhere for a lower price than on our marketplace.

Messages sent through the listing contact form go to the email specified on the listing. Messages sent through the profile "Send message" button appear in the Messages area on Omtrips, and a notification is sent to the email on your account profile.

As the host or lister, it is your responsibility to respond to these messages within 72 hours, we recommend within 24 hours where possible.

This applies to all listing categories, including inquiries about stays and businesses for sale, and applications to job postings.

This section applies to retreat bookings, the only bookings made through Omtrips.

When a customer books through our marketplace, you are required to confirm their booking within 72 hours before it expires, although we recommend within 24 hours if possible. A notification is sent to the email on your account profile, and by SMS to your mobile number if enabled, once a customer submits a reservation.

Once you approve their booking, they can proceed with payment on our marketplace. If instant booking is enabled, you'll be notified and should still respond with a confirmation or acknowledgement email.

This section applies to bookable retreat listings.

You are responsible for maintaining and updating calendars and availability in real time if you also take bookings on other platforms. If you are overbooked because of bookings elsewhere, you are responsible for informing Omtrips and the guest, and refunding them within 72 hours.

This applies if you have enabled deposits through Omtrips.

If you enable bookings for your retreat through our marketplace, you must select the appropriate cancellation policy. The available policies are listed on our cancellation policy page. Cancellation policies govern the deposit paid on Omtrips; the balance you collect directly is governed by your own terms.

We welcome plant medicine listings, but they may not include the cost of plant medicine or other similar products in the retreat or stay. Read the full Terms of Service agreement.

Job postings must describe the role, location, and compensation accurately. You may not post discriminatory requirements, charge applicants any fee to apply, or post multi-level-marketing or commission-only recruitment disguised as employment.

Applications submitted through Omtrips are sent to you directly: please respond to applicants within 7 days, even if the answer is no. Users can report postings that break these rules, and we remove them at our discretion.

The travel buddies community is for individuals aged 18+ looking for genuine travel companions. Posts may not be used for commercial advertising, recruiting, or soliciting money from other users.

Contact details are only shared when both people opt in. Omtrips does not verify identities or run background checks: meet in public first, trust your instincts, and use the report button on any post or reply that feels off. We remove posts and accounts that break these rules.

Who can list: only the owner, or someone authorised by the owner, may list a business or property for sale. Nothing publishes until we've verified you're connected to what you're listing.

Verification: for an operating business: an active Omtrips listing, an email at your business domain, control of the business Instagram account, or a business registration document. For property without an operating business, a utility bill or property tax receipt in your name or your company's. For land: the title document and your government ID, with a name match (ownership through a company, nominee, spouse or family is fine, explain the connection and attach the connecting document). Verification documents are private, never published, and deleted once your listing is verified or rejected.

What verification means: it confirms you're connected to the business: it is not a check of title, financials, or the right to sell, and we never present it as one.

Accuracy: you are responsible for the truth of your asking price, what's included (land, buildings, fixtures, brand, bookings, staff, licences), your ownership structure, and any revenue or financial claims. Misrepresentation leads to removal and account action.

Fees: business-sale listings carry the same $2.99 one-time listing fee (or are covered by unlimited membership), and Omtrips takes no commission or success fee on any sale.

For buyers: all due diligence is your responsibility, engage your own lawyer and financial advisor.

For land: Omtrips has not verified title, boundaries, encumbrances or the right to sell; land ownership rules for foreign buyers vary significantly by country; engage a local lawyer and conduct a registry search before transferring any funds.

Your listing stays live for one year from the date it publishes, and is removed after that unless you renew it with a fresh one-time payment or hold an active membership that covers it. Retreats with dates that have passed move automatically to a past retreats archive unless you update the dates, so the directory stays useful for travelers. Update your dates whenever you run the retreat again and your listing returns to the live listings.
